A proposed gas station and convenience store on League City Parkway will get its first public hearing Thursday, Aug. 13, when the Planning & Zoning Commission meets at 6 p.m. in Council Chambers at 200 W. Walker St.
The application, labeled SUP-26-0001, seeks a special use permit to build a vehicle fueling station on 1.76 acres at 111 W. League City Parkway. The site sits on the south side of League City Parkway (State Highway 96), east of Dakota Avenue and west of State Highway 3. It's a high-traffic stretch connecting the I-45 and SH 3 corridors.
The land is already zoned General Commercial, but League City's Unified Development Code requires a special use permit for gas stations even on commercially zoned property. The applicant must clear pre-development review, neighborhood notification and public hearings before both P&Z and City Council before breaking ground.
The agenda, posted Aug. 7 and certified by planning director Kris Carpenter, lists the gas station permit as the sole substantive action item. The commission will hear public testimony and then vote on a recommendation to City Council, which would hold its own hearing at a later date. The city's Development Handbook puts the typical timeline for a special use permit at 90 to 120 days from application to final decision.
Property owners within 200 feet of the site receive mailed notice under city rules, and a public hearing sign must be posted on the property at least 15 days before the first hearing.

The P&Z Commission meets on the second and fourth Thursday of each month. The next regular session after Aug. 13 falls on Aug. 27.
